President's Message

Dear Carriage House Members,

Thank you to those members who participated in our 21st Annual Meeting either in person or by proxy.    We had another successful meeting and would like to welcome Dottie Catanese and Robby Frank who were elected to serve as Directors. I would also like to thank Bruce Wilkes for the six years he so enthusiastically served as our Treasurer. All of his hard work and dedication is appreciated.

We are now working on several exciting projects. Pending approval from the local building department, we plan to add a small mini-market and fitness center to the ground floor, renovate two more One Bedroom Master Lockout units and begin the design of the ninth floor to build units in the space previously occupied by Joey Bistro. As reported by Dotty Catanese at the Annual Meeting, over $900,000 on capital improvements was spent in 2006, with $1,200,00 budgeted for 2007.

For those of you who have not been to The Carriage House in the past year or so, be prepared to see some incredible changes to the neighborhood. The Carriage House is now surrounded by many beautiful high rise buildings with additional projects planned, as Director Mike Lincoln discussed in his Annual Meeting report.

The Annual Meeting Minutes are enclosed for review. Director Bruce Wilkes gave a report on our very positive financial position and Director Art Mencher reported on ILX and their relationship with The Carriage House.

2008 ANNUAL MEETING

The 22nd Annual Meeting of the CHTA will be held March 15, 2008. Please mark your calendar and plan to attend.


2008 ELECTION

One position on the Board of Directors will be open at the 2008 Annual Meeting. If you are interested in becoming a candidate, contact Yvonne Brown at 702-798-1020 or by email, ybrown@carriagehouselasvegas.com for an application.

Candidates elected to the Board of Directors must be available for at least three meetings each year. The meetings are scheduled for two mid-week days. The meeting preceding the Annual Meeting is usually three days, Thurs-Sat. Directors are only reimbursed for their travel expenses. A complimentary room is provided during the scheduled meeting dates.

YOUR APPLICATION MUST BE RECEIVED NO LATER THAN NOVEMBER 1, 2007.


FROM THE GENERAL MANAGER

“Owners, Directors, OLS, and Staff….all of the necessary components for a successful timeshare association.” Those were the words of President, John Blevins in his “State of the Association” address at the March Annual Meeting. I couldn’t agree with him more.

At The Carriage House we are fortunate to have all of these components. By working together, whether it is owners paying their fees on time, employees who care about making owners feel “at home,” or OLS who continues to help find ways to save money, we all benefit from a financially sound and physically attractive hotel. Of course, our Directors play a critical role in overseeing all that happens at The Carriage House. They spend many hours volunteering their time to make sure our hotel continues to offer owners the best possible vacation experience.

Speaking of employees “who care,” I would like to thank our Assistant Manager, Lenora Wilson for the excellent job she does each and every day. Lenora was honored at the Annual Meeting for her 20 years of service. Owner and former CHTA President Gloria Harpenau spoke about Lenora’s long Carriage House career beginning as a student in the Hotel College at UNLV. Since that time she has worked tirelessly to help transform what our hotel was in the late 80’s to what it is today. Thank you, Lenora!

DON’T DELAY, BOOK TODAY

Your 2006 week will expire August 31, 2007. In the summer months, rooms book very quickly.    Contact Reservations via telephone, fax or email to reserve your week now. If you have not banked your 2007 week with an exchange company, this needs to be done as soon as possible. Exchange weeks book up quickly and may not be available if you call later in the year.


EMPLOYEE OF THE YEAR FOR 2006

Lilia Moreno was chosen as the Employee of the Year for 2006.

Lilia has worked at The Carriage House since June, 1995, and has been a great asset to the Housekeeping Department. She knows all aspects of the job and performs not only regular housekeeping duties but also inspects rooms and assists in the housekeeping office. Lilia communicates well with co-workers, supervisors, managers and guests and is always willing to help with whatever is needed. Her positive attitude and enthusiasm are appreciated.

SILVER CROWN

There are three levels of awards given to resorts within the RCI system. They are “Gold Crown,” “Silver Crown” (which was formerly called the “Resort of International Distinction”) and “RCI Hospitality Award.” These designations are determined by comment cards returned by RCI guests as well as certain physical criteria.

The Carriage House has been designated a Silver Crown resort for over 11 years. While The Carriage House actually has Gold Crown scores we are not eligible for this designation because our One Bedroom units only have one bathroom. To be eligible for Gold Crown a One Bedroom unit must have 1.5 baths. However, according to RCI, while our hotel is designated a Silver Crown Resort, our owner’s trading power is based in part on our Gold Crown scores.


ARDA

Thank you to those owners who contributed to ARDA-ROC with the payment of their 2006 and 2007 Annual Maintenance Assessment. In the past two years, CHTA owners have donated over $9,000. The American Resort Development Association (ARDA) is the national trade association for the timeshare industry.    ARDA represents the resort industry through lobbying, consumer advocacy and an organization called ARDA Resort Owners Coalition (ROC). ARDA-ROC works to preserve, protect and enhance timeshare ownership for you, the timeshare owner. The concept of ARDA-ROC is simple—owners across the country join together to gain collectively what they are unable to achieve on their own. With unity comes strength!

During the recent Nevada legislative session ARDA-ROC worked hard to make sure that timeshare owners in Nevada were properly represented and taxed fairly.
