MAKING RESERVATIONS
All maintenance fees must be paid by February 1st for processing and confirming reservations for the current year. Vacation requests more than 90 days in advance must be submitted in writing. Vacation requests for the next calendar year must also be submitted in writing and include an estimated prepayment of maintenance fees for the occupancy year.
WEEKLY STAYS
Reservations may be made as far in advance as 12 months prior to arrival by owners for their owned room type and season, using their current vacation week-excluding carryover time. Reservation requests must be in writing.
CARRYOVER TIME
Vacation time may be carried into the next year if the Annual Maintenance Assessments are paid in full by the end of the year. Annual Maintenance Assessments for the previous and current year must be paid in full in order to make reservations.
- Carryover time is available January-August only. It is not available September-December.
- Carryover time cannot be split.
- Carryover time cannot be used with any exchange company.
- Carryover time cannot be booked more than 90 days in advance.
SPLIT WEEKS
Effective January 1, 1999, a week may be split into any combination as follows: either as 1/6 nights, 2/5 nights, or 3/4 nights with only one (1) Saturday night allowed. There will be a personal charge for cleaning and administrative costs added to the second usage period based on the unit type occupied. The following schedule will be used and all charges are subject to tax, currently 9%.

RESERVATIONS FOR SPLIT WEEK STAYS MAY BE MADE UP TO 90 DAYS PRIOR TO ARRIVAL and will be confirmed on a space available basis.
EXCHANGES
Requests for exchanges may be made by mail, email, fax or phone. Please have your Carriage House account number and the Exchange Company ID Number for prompt and efficient processing.
WEEKEND/HOLIDAY/SPECIAL EVENT
If an owner has used a unit during a particular holiday, activity, or special event, any subsequent request for that same period shall be subordinate to other owners and may only be requested 30 days or less in advance.
HOLIDAYS RECOGNIZED BY THE CARRIAGE HOUSE
New Year’s Day, President’s Day, Easter, Memorial Day, Independence Day, Labor Day, Thanksgiving and Christmas. For season definitions contact the Reservations Department for current charges and applicable days.
LICENSE HOLDERS
Vacation license holders will be subject to an occupancy tax charge during their stay. Please contact the Carriage House Reservations Department for the current tax rate. Prepayment of occupancy tax is required, at time of request, if license holders wish to exchange their vacation week.
SEASON/ROOM UPGRADES
Upgrades may be requested up to 30 days in advance (based upon availability) and are subject to a charge.
CANCELLATION/LATE ARRIVALS
Owners or an owner’s guest must cancel their reservation at least 14 days prior to the arrival date to reinstate reserved vacation time. In addition, if an owner or owner’s guest does not check-in within 24 hours of the confirmed arrival date, the room will be released and all vacation time reserved will be lost.
CHECK-IN/CHECK-OUT
Check-in cannot be guaranteed until after 3:00 PM. However, if the room is available prior to 3:00 PM, early check-in is allowed. Check-out time is 11:00 AM. An owner, or guest of an owner, who does not vacate the room by 11:00 AM may be subject to a penalty, as provided by the CC&R’s.
